

RADISSON HOTEL
Project: The Remington Hotel Corp. purchased the Ramada Inn in Woburn, MA for conversion to a Radisson franchise. Senate Construction was selected by the Dallas-based national operator of hotel properties to manage the extensive interior/exterior renovations of the 204 guest room facility. Also included in the Scope of Work were lobbies, meeting and bathrooms, swimming pool addition and restaurant renovations. Keeping close attention to schedules and permit securement, Senate minimized the amount of time guest rooms were unavailable. Above all, the project was designed to meet the high quality standards set by both Radisson and Remington.
Services Provided:
Established Conceptual Estimates and Scopes of Work with corresponding budget management.
Coordinated all Building Permits, Site Engineering and Conservation Commission approvals and served as liaison between Owner and all city regulatory agencies.
Managed all Architectural & Engineering design requirements and MEP plan.
Provided storage facilities for all Owner-supplied FF&E materials and efficiently removed all replaced materials for recyclable uses.
Prepared and maintained project schedules to ensure unrestricted operations.
Provided value engineering recommendations to reduce project costs.
Closely monitored job safety practices and protection of hotel guest.
Benefits:
Senate's ability to manage the Project schedule without interruption of daily hotel operations was a key component for the Owner. Since a hotel depends strongly on visual appearance, Senate's emphasis on communication with the client staff and the trade subcontractors allowed for a "business as usual" environment.
Senate's comprehensive knowledge and experience of the pre-construction practices of regulatory permitting and approval of obtainment ensured a timely start date for the out-of-state Owner.
The Design/Build process allowed for seamless communication between Designers, Engineers and Owner to deliver the project on time and within budget.
