Project Background: Majilite Corporation, Inc. operated their combined headquarters staff and manufacturing operations in Lowell, MA until 1992. At that time the headquarters staff and their warehousing operation relocated to an existing building in Dracut, MA. In 1999, they began to relocate the manufacturing process and personnel and the R&D department to Dracut where sufficient space existed to construct this plant.

Project Challenges: To produce their unique line of coated fabrics, Majilite required the obtainment for an air emissions permit. Unfortunately, no such standard existed for this type of chemical compound and consequently, Majilite, the Commonwealth of MA DEP, and Federal environmental authorities created a new standard. This work took one and a half years. To meet this standard, Majilite needed to install a sizeable and costly oxidizer unit that captured and destroyed all the process emissions. Most of the manufacturing process equipment was to be custom produced in Italy and shipped to the site and needed to be installed without any down time. The Town of Dracut had a reputation for a demanding set of criteria for regulatory approvals and a track record of longer than usual time from application to final decision point - time that Majilite did not have.

Features & Benefits:

A Design/Build construction method was selected by Majilite's top management. A GMP contract with shared savings was the basis of the agreement between the two companies. This method allowed Majilite to cap the cost of the project for financing and budget purposes and to allow Senate Construction Corp., acting as the coordinator of the project, to streamline the communication channels with the design and engineering professionals selected for the project team. This method allowed for necessary regulatory approvals three months after submittal of the plan to Dracut officials.
Senate worked closely with the Process Engineering consultant to assure that both the MEP plan and structural steel engineering design accommodated the new equipment installation. This close work coordination saved time and money, as duplication of efforts and changes to final design were not required.
Senate was able to begin construction on the project prior to completion of the interior architectural design for the facility because of the Design/Build method. This allowed for project speed and efficiency.
