Project: Design-Build of pre-engineered manufacturing facility
Client found property he was interested in and approached Senate Construction Corp. with his needs prior to purchasing the property.
Services performed prior to purchase:
- Preliminary Feasibility Study to determine if site could house 25,000 sf building with 10,000 sf expansion capability and ability to subdivide and sell another parcel
- Preliminary site preparation estimate/risk analysis to determine if building on site made good business sense.
- Client's business needs and vision for facility were formulated into a building plan and concept for his approval
Benefits to Feasibility Study:
- Small investment for Feasibility Study eliminated risk of spending a lot of money with no return.
- Cost to build according to Client's vision was pre-determined and agreed upon prior to purchasing property, allowing for sound business model to be determined.
- Budget concerns addressed prior to breaking ground, allowing for 6-month groundbreaking to move-in date and resulting in reduced interest payments and prevention of duplicated expenses
Overall Project Highlights:
- Completed municipal permitting processes, including Planning Board, Board of Health, and Dept. of Public Works, which resulted in acquisition of Building Dept. building permit.
- Senate also investigated utility rebate programs and assisted Client in using them to their full advantage.
- End result was an economical, clear span building space
- Project completed in nine (9) months from contract signing.
- Construction completed in six (6) months.
