In 2001, Senate built Integra Companies’ corporate headquarters in Devens, Massachusetts. By 2016, Integra had outgrown its operations. Needing both a new warehouse and expanded office facilities, Integra was interested in using both pre-engineered and conventional building systems. Unsure if this was even possible, they turned to Senate, once again, to perform design/build services and help them determine the best path forward. As a certified Butler Builder, we knew that Butler was the right supplier and we recommended using them for this complex project.
Separately, these two structures are fairly conventional but marrying them together to create one cohesive building required meticulous planning, excellent communication, and a deep knowledge of these two systems. Our project manager, Jon Karp, coordinated between two Butler departments – one for pre-engineered and the other for conventional structures. Senate’s team spent months in preconstruction ensuring that our client’s vision became reality.
The company remained operational and occupied the existing building throughout construction, making safety and efficiency paramount on this project. The tenant was able to move into the pre-engineered portion of the project almost three months ahead of schedule, while the conventional was still under construction. This was not part of the original plan but came as a late, much-needed request from the tenant. Senate was able to shift gears to make this happen for them. We’re very proud of the final product and equally thrilled that our client concurs.
Owner/Trustee, Doug Long said of Senate’s work, “Early on, we decided to design this addition using a pre-engineered system for the warehouse and conventional construction for the office space. Marrying those two systems together proved more difficult than we had anticipated. Finding the right solution required precise coordination, clear communication with the manufacturer, and some trial and error. I appreciated Senate’s patience, knowledge, and commitment to quality during this stressful time.”
In early May, Senate was awarded a Construction Manager’s Association of America, New England Chapter Project Achievement award for this impressive project. Congrats to everyone on the project team for the hard work, creativity, and excellence on this project!
